Leasing & Application

How do I schedule a tour?

You can schedule a tour right on the website by clicking Schedule a Tour and choosing a date and time that works for you. 

If you prefer, you can also call 424-369-5400, email [email protected], or submit a contact form and the leasing team will help set it up.

Please bring a valid government-issued photo ID when you arrive.

What documents are required to apply?

ID, proof of income, background check, credit check, etc.

Do you accept guarantors or co-signers?

Yes

What are the guarantor or co-signer requirements for your community?

Guarantors are required to make 5X the rental amount, and will need to provide ID verification, proof of income, background check, credit check, etc.

What are the income or credit requirements?

We require all applying households to make 3x the rental amount. We do not have a specific credit requirement however our screening software weighs factors like, payment history, collections (if applicable), and determines approvability of an application.  

Is there an application fee?

Application fees, including the amount, refundability, and payment details, are outlined in the Community Cost Guide on the Floor Plans page.

What is the process for requesting reasonable accommodations or modifications?

Any one of our leasing agents or members of management are happy to assist. Our team will assist you in filling out our reasonable accommodation for modification paperwork for which will be later reviewed by our management team. If approved our team will assist in coordinating the requested modification.

What is the security deposit amount?

Are there any administrative or technology charges?

Any one-time or monthly fees (such as administrative or technology fees) are listed in the Community Cost Guide on the Floor Plans page.

Which utilities are included in rent?

No, utilities are not included in rent. Utility are outlined in the Community Cost Guide on the Floor Plans page.

What utilities am I responsible for?

Resident-paid utilities are outlined in the Community Cost Guide on the Floor Plans page.

Are there monthly parking charges?

Parking availability and monthly rates are detailed in the Community Cost Guide on the Floor Plans page.

Are there pet fees or monthly pet rent?

One-time pet fees, and monthly pet rent are listed in the Community Cost Guide on the Floor Plans page.

When is rent due and what payment methods are accepted?

Rent due by the 3rd of the month before a late fee is assessed. West Edge accepts all forms of payments except wire transfers and cash. 

Is renters insurance required?

Yes, Renters Insurance is required. Renters insurance requirements are outlined during the application and leasing process.

Move-In, Lease Terms

What lease terms do you offer?

Lease term options vary by availability. However, as standard we offer 12-month - 15-month lease terms. This is subject to change based on availability and upper managements discretion. 

What is required on move-in day?

Move-in requirements include a valid photo ID, proof of renters insurance, first payment, and completion of your lease and if applicable, any move-in scheduling or elevator reservations.

Do you offer furnished units?

No, we do not offer furnished units. 

Do you allow subletting or lease transfers?

We do not allow subletting or lease transfers to other parties.

What is the notice period for non-renewal?

Outlined in the lease agreement, management requires 30 days notice to vacate for any non-renewal household. 

Is smoking permitted on the property?

Smoking is prohibited entirely. Any smoking is to be done off West Edge Property.

How long does the application review take?

Applications can take up to 72 hours to review.

How do I apply?

Applications can be completed online. Click Apply Now on the website and follow the steps in the application portal. If you need assistance, contact the leasing team directly.

What amenities are available on-site?

Gym, pool, coworking, rooftop, lounge, dinning terrace, library, bike room, 24/7 Concierge, fob access elevators, pet spa, yoga room, rooftop grill, pool deck, package lockers.

Are amenities open 24/7?

Co-Working 6:30AM - 10PM

Can residents reserve amenity spaces for private events?

Select amenity spaces may be available to reserve for private events. Availability, reservation procedures, and any associated costs are managed by the on-site team through the West Edge App.

Is Wi-Fi available in common areas?

Yes, community wide Wi-Fi is available. 

Do you offer any unique amenities?

Pet spa, yoga room, rooftop grills, pool deck, package lockers.

Do you offer a guest suite for visitors, and what does it include?

Yes, we have 4 guest suites available to rent, 3 two-bedroom suites and 1 one-bedroom suite. Access to basic amenities, Wi-Fi, on-site parking are included.  Reservations can be made to residents via the West Edge app. 

Is parking available on-site?

All residential parking is underground on the P2 and P3 level of the garage. 

How are parking spaces assigned?

Parking is unassigned for residents with only one vehicle. Reserved tandems are available for residents with more than one vehicle. 

Do you offer EV charging stations?

Yes, we offer EV charging. Pricing can be found on the Community Cost Guide on the Floor Plans page.

Is bike storage available?

Yes, we have bike storage availability. There is no cost for storing bikes. 

How does package delivery work on-site?

We have Package lockers and storage on our first floor

Is there a concierge or front desk team?

Yes, we have Concierge from 9am - 6pm every day of the week and afterhours security from 6pm - 9am

Guests

How do residents reserve the guest suite, and what is the nightly rate?

For guest suite availability, reservation details, and nightly rates, please refer to the West Edge app or contact our concierge team directly.

Is guest parking available?

Yes, guest parking is available in the P1 parking garage and is subject to applicable parking rates.

How do guests access the building?

Guest are able to utilize our concierge team or residents are able to grant access via ButterflyMX

Are there any limits or rules for guest suite stays?

Yes, we limit reservations to a maximum of 10 days. Additionally, we expect any occupants of the guest suite to treat these spaces like any other residents. Parties, and/or general disturbance of the surrounding residents will not be permitted. 

Accessibility

Does your community offer accessible or barrier-free apartment layouts?

Yes

All of our apartments are designed to meet ADA requirements. 

Is the building accessible for individuals with disabilities?

The lobby door and elevators are ADA accessible. 

Are amenities and common areas accessible?

No, our common areas are not ADA Accessible.

Accessible parking spaces are provided in accordance with applicable state accessibility requirements.

Pets

Do you allow pets?

Yes, our pet restrictions are found in the residential qualification agreement. 

Are there any breed restrictions?

The following breeds are restricted from our Hines communities: Pit Bull Terriers/Staffordshire Terriers, Rottweilers, Doberman Pinschers, Chows, Presa Canarios, Akitas, Alaskan Malamutes, Wolf Hybrids, or any mix thereof.

Are service animals permitted?

Service animals are permitted as required by applicable law and are not subject to pet fees, deposits, or restrictions. Services animals are reviewed in accordance with applicable fair housing laws through PetScreening. Documentation is required as part of the review process.
